Preconstruction - Good, Bad, & the Ugly

One of the greatest preconstruction investing issues that I hear from individual investors is that they can’t get access to what they believe are good projects. Although the preconstruction real estate investing option has been around for years, it just recently became mainstream and real estate investors all over the world are scouring the web for the best preconstruction real estate projects in areas where real estate prices are skyrocketing.

Remember, when searching for Florida investment real estate chose a brokerage that has a large selection of both
preconstruction and phase one projects and doesn’t pressure you into one of their flagship developments where they make a higher percent off the sale. If you’re the kind of investor that is looking for preconstruction investment real estate that you will be sure to sell at a whim’s notice AND bring you high rental income then perhaps you should look in it.

As developers have learned that the word “
preconstruction” alone can sell out a development, they have created a new trend in the industry by labeling every phase of the project a “preconstruction phase. This can be risky if you are not careful. If you are interested in investing in preconstruction property, you can check out the list of preconstruction offers available in your locality in the newspapers, on the Internet or with your real estate consultant; that is if you have those types of projects in your locale.

MECHANICS OF PRECONSTRUCTION INVESTING Before you even begin investing, you need a working knowledge of exactly what is meant by “preconstruction” investing, why has preconstruction investing generated returns in excess of 100% per year for many investors, what is the terminology used in preconstruction real estate investing, etc. Regardless if you are looking for a real estate property for investment purposes, or as a site for a future home; investing in land is proven to offer a safer and higher return on your investment than any other financial instrument available today.

Pre construction investment programs benefit the project developer by allowing them to presale the entire development property before any construction begins, allowing them to obtain the lending for the project with relative ease. In this new preconstruction project, the developer has agreed to provide a $15/Sqft discount if 20 investors make their reservations in a short period of time. There are a lot of things to consider when entering into a preconstruction investment and you are strongly encouraged to learn all the do's and don'ts.

A plot of land can only be worth the market value. Once the land is broken, the property value will start to increase. The earlier that you buy in, the less expensive the property, and thusly, the greater your final ROI. This is why an investor can often flip a property before it is finished and still make an incredible return on investment. Additionally, one has no risk if a project fails. Developers hold the money in an escrow account for such an occurrence, even though rare. You receive your money back from the developer.

Finally, preconstruction real estate is not usually advertised, so money that would have been spent on advertising is now money saved. It is primarily available through a limited number of master brokerages that sell off the properties to investors. If you are not in one of these brokerages' networks, you do not have the opportunity to purchase the property.
